August 2010 works at the Northpoint project are nearing to completion of the project. Corridors are substantially complete and the remaining penthouses Tower A and upper units PRC Tower B near final trades works completion. Home owner inspections are continuing according to hand over programme.

Apartment fit-out works are nearing completion, with corridors, fire escape stairs and common areas now completed. All external cleaning of all facades, aluminium and glass and external louvers have been completed. Sky gardens at level 29 tower A and level 24 tower B are complete and gymnasiums have been equipped and tested. All management offices and back of house facilities are occupied and functional.

Final mechanical & electrical, fire protection and waste water system are operational.

Externally, swimming pools, slides and water feature works all operational and in full use. Canopies to the car drop-off zones are complete. The main entrance guard house and site boundary wall construction works are complete while final finishes to the road surfaces have now been completed.

Car park building roof-top the tennis court is complete. The car park building painting works have been completed together with planter box façade installations and irrigation systems. Additional improvements to weatherproof the car park lift lobbies together with some minor finishing improvements are nearing completion. Security controls and access systems are now fully operational.

June 2010 works at the Northpoint project have moved into the final phases of finishing works primarily on corridors and the remaining penthouses Tower A and upper units PRC Tower B. Phased home owner inspections are continuing according to hand over programme.

Apartment fit-out works are nearing completion, with corridors, fire escape stairs and common areas being brought toward final completion. Building signage has been completed throughout the project. At both towers the ongoing external final cleaning of all facades, aluminium and glass and external louvers are being completed by spider men. The lift car fit-out works continue, two lifts per building have already been completed. Lift Car testing and commissioning on the remaining lift cars is progressing and will be due for final certification in August. Sky gardens at level 29 tower A and level 24 tower B are now complete and gymnasiums have been equipped and tested. All management offices and back of house facilities are occupied and functional. MATV antennae are now installed and connected.

Final Mechanical & Electrical, Fire Protection and Waste Water system tests have been completed and have been formally handed over to the facility manager for ongoing operation.

Externally, all the softscape and landscape plantings have now truly taken root and being to flourish with the onset of early rains. Swimming pools, slides and water feature works all operational and in full use. Canopies to the car drop-off zones are installed and complete. The main entrance guard house and site boundary wall construction works are complete while final finishes to the road surfaces have now been completed.

Car park building roof-top the tennis court is complete and playable. The car park building painting works have been completed together with planter box façade installations and irrigation systems. Additional improvements to weatherproof the Car Park Lift lobbies have been commenced together with some minor finishing improvements. Security controls and access systems are now installed and are fully operational.

May 2010 works at the Northpoint project continued with the pace of construction activity being markedly increased as we approach the final weeks. Phased home owner inspections are ongoing and ownership transfers are being processed to take advantage of the extended transfer tax relief scheme. There has been little adverse impact on the project due to the political situation in Bangkok.

Apartment fit-out works are continuing towards completion commensurate with corridors, fire escape stairs and common areas. Building signage has been completed throughout the project. At both towers the external final cleaning of all facades, aluminium and glass and external louvers are being completed by spider men. The final commissioning and testing of mechanical and central services and hand over to the Facilities Management has commenced. Raimon Land project team and CRM staff have been established within office facilities. Phased home owner inspections are continuing and ownership transfers are underway.

Internally apartment fit-out works are continuing up the buildings towards completion. The external flat and textured decorative paint applications are now complete. The lift car fit-out works are now in process at both towers.

Tree planting and landscaping works to all remaining areas of the 12-rai site are continuing. The main entrance guard house and site boundary wall construction works are in process. Final development of remaining water features is under completion and will be commissioned before Songkran. Main entrance drop-off canopies are being completed.

At the car park building roof-top, tennis court mesh boundary fencing installations are nearing completion. The car park building painting works are now complete as are the wire mesh and planter box façade installations. All temporary site offices of the various contractors are being relocated from car park building to an adjacent site. Access and security control systems are being installed at main entrance and car park.

Phased home owner inspections have continued through February and ownership transfers are underway.

Through November 2009 construction works at the Northpoint site continue apace with landscape, swimming pools and water features all progressing towards completion at the Wong Amat Beach front zone. The water slide has been constructed, swimming pools have been tiled and timber decking and other hardscape finishes are installed. The beach pavilion structure is complete and fit-out works internally are ongoing.

The main lobby area fit out works are progressing with stone feature walls and floors complete at tower A, all veneer wall paneling has been installed and finished, mezzanine levels installed and complete, and the bespoke reception counters installations are complete.

At the sky gardens feature timber ceiling installations are ongoing as are the swimming pool tile installations and other hardscape finishes. The sky garden fitness room areas are in the process of fit-out with all gym equipment being delivered and installed at site.

Northpoint continued to make good progress towards completion in the month of October.

The sky garden fitness areas are in the process of fit-out, with fitness equipment deliveries and installations ongoing throughout the past month.

Swimming pool waterproof testing works have been completed while tiling works have commenced. The fun water slide structure and retaining wall have been also been completed. Softscape package works have been procured and works are currently underway on site. Construction of the beach pavilion has also commenced throughout October. Overall, the external works are on schedule for completion by the end of December 2009.

At the car park, the structure is now in the process of receiving an external façade cladding system with planter boxes.

Northpoint continues to make progress towards completion. Permanent power and water supply provisions have been connected to the site. The site underground drainage system installation works continue towards completion and the external hardscape, softsacape, and water feature installations made significant progress during the month of September.

Structural works are complete at both towers and the building is watertight. Externally the flat and textured decorative paint applications are nearing completion. Unit fit-out works are significantly advanced in both towers and the main entrance lobby areas are currently being fitted out, whilst works at lift lobby areas area significantly advanced.

At the car park, structural works are practically complete and roof surface preparation works are underway ready to receive the artificial grass tennis court installations.

The last month has seen continued good progress at the Northpoint site. The swimming pool reinforced concrete slabs have been cast and waterproofed, while the main access road water feature has been constructed and now awaits final finishes, as do lily ponds, walkways and the external hardscape, softscape, and water feature installations. At both towers the main entrance lobby fit-out works are progressing and are set to provide residents a fitting welcome to these world class residential buildings. Lift lobby area fit-out works also remain ongoing at both towers with limestone feature walling and floor tile installations ongoing.

Elsewhere, at the car park structural works are practically complete and will soon be ready for the tennis court installations at roof level. The external cladding system design is complete and is currently under procurement.

In the month of July, construction of Northpoint continued to make good progress. Underground drainage system installations are currently in process and the site clearance and piling works to the beachfront landscape area are complete, with pile casting for the main swimming pools complete and the reinforced concrete slabs being cast.

Elsewhere on site, the main entrance lobby areas are in the process of fit-out works with mezzanine floors and façade glazing being installed and the general lift lobby and corridor fit-out works progressing. At the car park, structural works are practically complete and will soon be ready for the tennis court installations at roof level.

Installation of the window and balcony sliding door system as well as the balcony glass balustrades is now substantially complete at both towers, whilst the electrical busduct installations are complete to the top levels with floor connections under progress and permanent power energized. The fit-out teams are working hard and continue to progress work up the buildings with imported floor and wall tiling; internal ceiling installations; kitchen fit-out and appliances; built-in wardrobes; vanity units, joinery doors and floors, and frameless shower cubicles installations well advanced.

Through June 2009 Northpoint continued to make good progress. Site clearance and piling works to the "Zone A" landscape area between the front of Tower A and the Wong-Amat Beachfront are ongoing. The pile casting for the main pools at the beachfront are now complete and reinforced concrete slabs are being cast.

Mechanical, electrical and plumbing first fix installations have progressed towards the penthouse levels of both towers, and the second fix installations are progressing significantly at both towers to follow. The electrical busduct installations are ongoing. Permanent power and water supply applications have been progressed and are expected to be connected at site according to programme. The passenger lift installations are ongoing with designated lifts having now been tested, commissioned, protected and handed over to the Main Contractor for temporary use during the remaining works. Two of four external temporary passenger hoists have been de-commissioned and removed from site accordingly. The transformer building reinforced concrete roof slab has been cast and associated waterproofing works completed.

Externally, the towers walls surface preparation and Lanko skim coat application process is ongoing and the textured and flat paint decorative applications to the façade are being progressed at both towers. Internal block work walls and plastering have been substantially completed, followed closely by installation of aluminium and glazing installations to the facade and balconies of the buildings. Imported Floor and Wall tiling installation works remain ongoing and have significantly advanced at both towers, internal Ceiling installations have progressed equally, followed closely by kitchen fit-out and appliances installations; built-in wardrobes installations; vanity units, joinery doors and floors, and frameless shower cubicles. Sanitaryware installations are also making good progress up the building at site with deliveries ongoing to the site commensurate with installation progress.

The main entrance lobby area to both towers are in the process of fit-out works with general lift lobby and corridor area fit-out works also progressing within the towers.

With Northpoint now a landmark on the Pattaya skyline, construction through May 2009 continues to make strong progress.

The demolition works on the beachfront sales offices and show unit building are complete and we have commenced the site clearance of the "Zone A" landscape area between the front of Tower A and the Wong-Amat Beachfront.

Setting out and piling works for the main swimming pools have now begun, with the external hardscape, softscape, and water feature installations to the 12-rai site expected to be complete within seven months subject to the wet season.

On the building exteriors, the external walls surface preparation and Lanko skim coat application process is ongoing and the textured and flat paint applications to the façade have now begun, which will see the building take on a new appearance over the coming months.

Inside the buildings, mechanical, electrical and plumbing "first-fix" installations have progressed towards the penthouse levels of both towers, and the "second-fix" installations are also progressing significantly in both towers. Installation of the passenger lifts is also ongoing, with lifts undergoing testing and commissioning for temporary use during the works.

Internal block-work walls and plastering are substantially complete, followed closely by the installations of aluminium and glazing to the facade and balconies of the buildings.

Imported floor and wall tiling works remain ongoing and have vastly advanced in both towers. Internal ceiling installations have progressed equally, followed closely by kitchen fit-out and appliance; built-in wardrobe; vanity units, joinery doors and floors, and frameless shower cubicles installations.

Through April 2009 Northpoint continued to make progress despite the Songkran Holiday shutdown period. The demolition works at the beachfront sales offices and show unit building are now practically complete allowing for imminent commencement of the landscape package works to the 12-rai site. The new show units and sales offices have been re-located to level 3 of tower A and are facilitated by a new covered walkway that has been constructed between the sales office car park and Tower A.

Mechanical, Electrical and Plumbing first fix installations have progressed towards the penthouse levels, and the second fix installations are progressing significantly at both towers. The lift package works are due to be commissioned shortly for temporary services during the works and are significantly advanced in terms of overall progress.

At Northpoint, the beachfront sales office and show units are being demolished; a covered walkway has been constructed from the car park to the new sales facilities and show units at Level 3, Tower A. The landscape design is nearing completion and work will commence after Songkran.

The mechanical and electrical first fixing installations are progressing towards level 50 in both towers, while the second fix installations have significantly advanced. The lift installations are nearing completion in both towers, and will shortly be commissioned for temporary services.

Skim coat plaster to the external walls is under progress and will soon receive textured and flat paint decorative applications. Internal block work walls and plastering have been substantially completed, followed closely by installation of aluminium and glazing installation. Ceiling installations have passed level 20 in both towers, which are followed by kitchen fit-out; built-in wardrobes; vanity units and frameless shower cubicles.

The Northpoint construction site in Pattaya has been a hive of activity in February, and work remains on schedule. Now that both towers have been topped off and all structural work has been completed, the massive Tower Cranes have been removed, and the site has been receiving regular deliveries, with the electrical distribution board mains, transformers and fire pumps all arriving in February.

Interior and M&E (Mechanical and Electrical) works are making good progress. Block work walls, plastering and window frame installation have progressed to the high levels of both towers, whilst floor and wall tiling, ceiling installation, and kitchen fit-out works continue to progress up the building.

After the Northpoint "topping off" ceremony was completed on December 12, practical completion of the structural concrete works for Towers A & B is ahead of schedule. Fit-out works are ongoing in both towers and are proceeding to schedule while the car park building works are ongoing after the access road was relocated. Blockwork walls have been laid up to level 47 in Tower A and level 40 in Tower B, while aluminium and glass windows, balcony balustrades, and louvres have been installed as high as level 38 on Tower A and level 31 for Tower B.

Imported Italian stone floor and wall tiling has progressed to level 29 in Tower A and level 19 Tower B, while kitchen appliance deliveries are ongoing and installations have progressed to level 5 in both towers.

Construction at Northpoint is proceeding on schedule with over 1,000 workers on site daily progressing the works. Structural works on both towers is nearing completion and scheduled for "topping out" in mid-December 2008. Mechanical, electrical and plumbing installations are also making good progress, and have reached level 39 of both towers. Windows and balcony door frame installations are progressing at level 28 and the 3rd floor mock-up units in both towers are nearing completion. These mock up units will set the benchmark for quality levels to be achieved throughout the project.

Construction works are on schedule with slab casting due to take place at level 49 of Tower A and level 42 of Tower B shortly. Fit-out works are progressing well. Installation of the Italian floor tiles has progressed up to level 15 of Tower A and level 10 of Tower B. Bathroom shower as well as door, door frame and skirting installation is progressing on level 3 of both towers and the installation of cabinets and built-in kitchens has reached level 4. Meanwhile, a temporary road is under construction and will become the new access road for the sales offices and show suites.
